Rooms for Rent in Singapore

Furnished rooms from $1,400/month, all-in. Common, ensuite and master rooms, 3 to 12 month leases, no agent fee.

Coliva rents furnished rooms in 4 shared houses across Singapore, from $1,400 to $3,000 a month. The rent is the whole bill: Wi-Fi, air-conditioning, utilities and common-area cleaning are included, there is no agent fee, and leases run 3, 6 or 12 months. This page sets out the room types and what each costs, where the houses are, what you pay to move in, and how it compares with an HDB room or a serviced apartment.

Room types and what they cost

There are three room types, so you can trade price against space and bathroom privacy. The houses table further down shows which house has which:

Room type Monthly rent, all-in Bathroom Best for
Common room $1,400-$1,800 Shared bathroom Solo renters who want the lowest all-in rent
Ensuite room $1,900-$3,000 Private bathroom Renters who want bathroom privacy; several open onto a terrace or balcony
Master room $2,400-$2,900 Private bathroom Couples, or anyone working from home who needs more space

Ranges cover every room of that type, occupied or not, and update with the live catalogue.

Common rooms come with a single, super-single or queen bed. Most ensuite and master rooms take one or two people, so they suit couples; common rooms are single occupancy.

Where the houses are

The houses are on residential streets near three MRT lines. Walking times are from the front door to the station:

House Street Nearest MRT Room types
The Vanilla House Eng Kong Terrace 11 min walk to Beauty World MRT Ensuite, Common, Master
The Boho Den Rowell Road 4 min walk to Jalan Besar MRT Master, Ensuite
The Driftwood House Rowell Road 4 min walk to Jalan Besar MRT Ensuite
The Meadow House Springside View 14 min walk to Springleaf MRT Master, Common

Beauty World and Jalan Besar are on the Downtown Line and Springleaf is on the Thomson-East Coast Line. From each station the CBD is under 25 minutes by train. The two Rowell Road houses are also about 12 minutes from Lavender MRT on the East-West Line.

What's included in the rent

The monthly figure is what you pay. No SP Group deposit, no broadband contract, no agent fee, no separate utilities bill:

  • Wi-Fi (fibre with mesh repeaters across both floors)
  • Air-conditioning, electricity, water, gas
  • Bi-weekly common-area cleaning
  • Bed, wardrobe, study desk, linen, fully furnished kitchen
  • Shared living areas, plus a balcony, terrace or garden where the house has one

What you pay to move in

One month's security deposit, refunded at the end of the tenancy, plus the first month's rent. That is the full setup cost: no agent fee, no furniture to buy and no utility deposits. If you have a dog, add a S$150 refundable pet deposit per dog and a one-time S$150 cleaning fee per tenancy. Cats add nothing. See renting with no agent fee for how booking direct works.

How it compares with an HDB room or a serviced apartment

An HDB room rental at S$1,000-S$1,400/month looks cheaper at first glance, but once you add the half-month agent fee, the SP Group deposit, the broadband installation, your share of utilities and any furnishing costs, the all-in number lands within S$300-S$430/month of a Coliva room. For the full side-by-side, see our Coliva vs HDB rental cost comparison.

Who a Coliva room suits, and who it doesn't

A Coliva room makes sense if you want to move in quickly with a suitcase, need a lease shorter than 12 months, want a private bathroom without renting a whole flat, or are bringing a pet. It isn't the cheapest way to rent a room in Singapore: if your budget is under S$1,000 a month and you are happy to set up utilities and furnish the room yourself, an HDB room will cost less.

Renting with a pet

Every house is pet friendly, with hard flooring throughout and window screens already installed. Cats are welcome at every house; dogs are welcome at every house except the Meadow House at Springleaf. If you're renting with a dog or cat, our pet-friendly rooms page covers the policy and which house suits which pet. If you don't have a pet, you're equally welcome: residents without pets share the house with calm, settled animals.

How to rent a room

  1. Send an enquiry. Use the contact form, email hello@coliva.sg or WhatsApp +65 8513 9003 with your preferred room and move-in date. We reply within a day, usually within a few hours.
  2. View and sign. Visit the house in person or by video, then sign a 3, 6 or 12 month lease with one month's deposit and the first month's rent.
  3. Move in. Bring a suitcase. The room is furnished, and Wi-Fi, utilities and cleaning are already sorted.

Frequently asked questions

How much does a room for rent cost at Coliva?

Rooms run from S$1,400 to S$3,000 a month: common rooms S$1,400 to S$1,800, ensuite rooms S$1,900 to S$3,000, master rooms S$2,400 to S$2,900. That figure is all-in, covering Wi-Fi, air-conditioning, utilities and common-area cleaning, so there is no separate bill on top.

Do you have rooms with a private bathroom?

Yes. 11 of our rooms have their own bathroom (ensuite and master rooms), from S$1,900 a month. Common rooms use a shared bathroom.

Is there an agent fee?

No. Coliva rents its rooms directly, so there is no agent fee or broker commission at any point.

What is the minimum lease?

Three months. Leases run for 3, 6 or 12 months, so you can match the term to a project, an internship or a visa rather than a 12-month landlord minimum.

What do I pay to move in?

One month's security deposit, refunded at the end of the tenancy, plus the first month's rent. Residents with a dog also pay a S$150 refundable pet deposit per dog and a one-time S$150 cleaning fee per tenancy; cats add nothing.

Can two people share a room?

Yes. 10 of our rooms take one or two people, all of them ensuite or master rooms; each room listing shows its capacity. Rooms not marked for two are single occupancy.

How close are the rooms to an MRT station?

The Vanilla House is 11 minutes' walk from Beauty World MRT; the Boho Den is 4 minutes' walk from Jalan Besar MRT; the Driftwood House is 4 minutes' walk from Jalan Besar MRT; the Meadow House is 14 minutes' walk from Springleaf MRT. From each station the CBD is under 25 minutes by train.

Can I bring a pet?

Cats are welcome at every Coliva house. Dogs are welcome at every house except the Meadow House at Springleaf. Tell us about your pet when you enquire and we will match you to the right room.
